Field survey
A single day in the field tells you more about a plot than any listing or map. Before you buy land or plant an orchard, I come out to the site, dig into the soil, and write up what I found — before the decision, not after it.
Why this day is worth it
The listing quotes a gold-crown value, the title deed a land-use category, the map a soil type. None of them tells you how many centimetres of topsoil are left on the top of the hill, where water stands in spring, what the previous farmer left behind, or whether the crop you have in mind will survive there at all. A badly bought plot cannot be fixed afterwards with good technology.
What I do on the land
- Spade test in the field and on the headland. The headland preserves what the soil was like before cultivation started — against that you can see how much it has lost since.
- Soil auger. I work down through the deeper layers: where there is compaction, where the structure changes, how far roots can actually reach.
- Simple field soil tests. Physical and chemical tests on the spot, with immediate results.
- Reading the previous agronomy. What was grown here, what they worked with, and what it left behind in the soil and in the weed flora.
- Walking the terrain. Where the topsoil erodes, where water collects, where the frost pockets sit — these patches decide where you will get no crop at all.
What you get
A written expert opinion: what I found, what it means for the crop you are planning, and what I would do in your place. If the plot is unsuitable for what you have in mind, I write that down too — that is exactly what makes the day worth its price.
When it is worth calling
- You have found farmland and want to know what you are buying before you sign.
- You are planning an orchard, and the choice of crop or variety depends on the soil.
- You are choosing between several plots and want a comparable opinion on each.
- Something has been off on an existing field for years and nobody can say why.
- You are planning a regenerative or organic transition and want to see the starting point in black and white.
What it costs
120,000 HUF / day + travel costs. If the plot is small and the work is shorter, I can charge by the hour: 15,000 HUF / hour, with travel time at half rate. Travel costs are calculated per kilometre based on the NAV monthly fuel price. I work anywhere in the country.
The first step. Write to me about where the plot is, how big it is, and what you would plant on it. If you have a land registry number, a title deed or an earlier soil analysis, send those too — that way I already see something before I set out.
